PAERATA RISE PROPERTY MANAGEMENT
A new property
still needs proper
management.
FULL PROPERTY MANAGEMENT FOR PAERATA RISE OWNERS.
From rental positioning and tenant selection to inspections, maintenance and the decisions in between.
START FROM THE POSITION YOU ARE ACTUALLY IN
Two owner situations. Two sensible first steps.
If you are preparing a property for rent, start with a considered appraisal. If the property is already managed and you are questioning the service, start with a management second opinion.
PREPARING TO RENT?
Know the rental position before you commit.
We recommend one asking rent, show you the relevant evidence and identify what genuinely needs attention before advertising.
Where work can wait, we say that too.
ALREADY MANAGED?
You do not need to decide to switch before asking better questions.
We can review the current management position with you and tell you what looks reasonable, what we would question and where we think the service could be stronger.
BEFORE THE FIRST TENANT
Good management begins before a tenancy is signed.
We consider the likely tenant market, recommend the asking rent, identify anything that should be addressed before advertising, manage the campaign and select the tenant on evidence rather than urgency.
A new build does not need manufactured work to make the process look thorough. It needs a clear condition record, sensible preparation and a tenancy set up properly from the beginning.
NEW DOES NOT MEAN DECISION FREE
The first few years still need active oversight.
Condition records, warranties, early defects, landscaping, drainage, ventilation, tenant use and the first signs of deterioration all need to be recognised and handled properly. Decisions made during the first tenancy can affect the property well beyond it.
01
Early defects
Recurring faults, incomplete work and issues that may still sit with a builder or supplier.
02
Landscaping and drainage
Settlement, planting, lawns and surface water conditions that can deteriorate quickly if ignored.
03
Ventilation and moisture
How the home is being used, whether moisture is developing and whether something needs attention.
04
Tenant wear
The difference between ordinary use, developing damage and behaviour that needs a clear response.
OWNER REPRESENTATION
Your property manager should tell you what they think.
Owners should not have to interpret every maintenance report, contractor comment or tenant concern themselves.
We establish what is happening, check the relevant history, assess urgency and responsibility, question scope and cost where appropriate, and give the owner a considered view.
Tradespeople provide technical advice. They do not make the commercial decision for the owner.
MOVING BUT KEEPING THE HOUSE?
You do not need to become a property manager because your plans changed.
If you are leaving Paerata Rise but keeping the property, we can assess the likely rent, what should be addressed before advertising and how the tenancy should be set up.
The appraisal gives you a clear position before you commit to the next step.
ALREADY RENTED?
If your property manager isn’t managing, let’s change that.
If the property is already managed, TLC can take over the relevant records, establish the current position of the tenancy and introduce ourselves to the tenant.
The tenancy continues. The management simply changes.
A MANAGEMENT SECOND OPINION
Do not change manager just because somebody tells you to.
A useful second opinion should tell you what is working as well as what is not.
If your current arrangement is fundamentally sound, we will say so. If we think there are gaps in judgement, follow through, cost control or communication, we will explain them clearly.
You can then decide whether the issue is worth changing manager over. The decision remains yours.
START WITH THE RIGHT CONVERSATION
Preparing to rent, or questioning the way your property is being managed?
We will start from the actual position of the property and give you a clear view of what should happen next.
