PAERATA RISE PROPERTY MANAGEMENT REVIEW
If your property manager isn’t managing,
let’s change that.
If your Paerata Rise property manager leaves you chasing answers, interpreting maintenance reports or making decisions without useful advice, it is time for a more considered approach.
WHAT LOOKS RIGHT
WHAT WE WOULD QUESTION
WHAT WE WOULD CHANGE
WHAT WE WOULD LEAVE ALONE
WHY PAERATA CONTEXT MATTERS
A new neighbourhood creates a different set of management decisions.
Paerata Rise contains a large number of newer homes. That changes the questions a good property manager should ask.
Early defects, builder or supplier responsibility, warranties, settlement, drainage, landscaping, ventilation and the first signs of deterioration should not automatically become an owner-funded maintenance job.
The review looks at the management around the property as well as the property itself: whether issues are being identified properly, who should actually be responsible and whether the owner is receiving a useful recommendation before money is spent.
WHAT WE REVIEW
The parts of management that actually affect the owner.
01
Rent position
Whether the current rent and tenancy position still make sense for the property and local market.
02
Maintenance judgement
Whether reports are interpreted, scope is questioned and spending is controlled rather than simply passed on.
03
Inspection value
Whether inspections produce useful observations and whether those observations lead to sensible action.
04
Communication
Whether you receive a considered recommendation or are being left to interpret messages and options yourself.
05
New-build issues
Early defects, warranties, drainage, landscaping and developing issues that should not automatically become owner expense.
06
Responsibility
Whether tenant, owner, builder, supplier or contractor responsibility is being properly separated before work is approved.
07
Follow through
Whether issues are actually resolved rather than simply acknowledged, forwarded and left open.
08
Owner control
Whether you still control the commercial decision or are being steered by whoever happens to be quoting the work.
THE REVIEW IS NOT A SALES SCRIPT
Know what better management would look like.
We are not interested in manufacturing faults in somebody else’s service just to win the management.
We identify where you are carrying work, uncertainty or cost that should be managed for you, and explain how TLC would address it.
A change should improve something material: judgement, follow through, communication, cost control or the way responsibility is handled.
IF A CHANGE IS JUSTIFIED
The tenancy does not need to be disrupted.
You can change property managers while the existing tenancy continues. We plan the handover around your management agreement and the records needed to manage the property properly.
We establish the current position, obtain the relevant records, introduce TLC to the tenant and take responsibility from there.
