SWITCHING PROPERTY MANAGER
If your property manager isn’t managing, let’s change that.
Tell us what needs to improve. We will explain how TLC would manage your property. We plan the handover around your agreement and the existing tenancy.
No pitch required
You can ask us to review the current position without committing to a change.
The tenancy can continue
Changing manager does not require the tenant to move or the tenancy to restart.
The decision stays with you
If the current arrangement fundamentally needs improvement, we will say so, because we can see it. Not just because of a sales pitch.
A MANAGEMENT SECOND OPINION
It should tell you what is right as well as what is wrong.
We are not interested in manufacturing faults in somebody else’s service simply to win the management.
We look at the actual position of the property, the tenancy and the decisions being made around them. Where the current manager is doing something sensible, we will say that. Where we think the owner is carrying work or risk that should be managed for them, we will explain why.
The purpose is clarity before commitment.
WHAT WE REVIEW
The parts of management that actually affect the owner.
01
Rent and tenancy
Rent position, tenancy status and anything in the current arrangement that deserves attention.
02
Maintenance decisions
Whether reports are being interpreted, scope is being questioned and money is being spent for a reason.
03
Inspection quality
Whether inspections produce useful information and whether that information leads to sensible action.
04
Communication
Whether the owner receives a considered view or is being left to interpret raw messages and options.
05
Fees and value
Not whether the fee is the lowest, but whether the management being delivered justifies the arrangement.
06
Compliance and risk
Whether obvious obligations or developing risks are being identified and handled appropriately.
07
Follow through
Whether matters are actually resolved rather than simply acknowledged, forwarded or repeatedly revisited.
08
Decision process
Who is actually exercising judgement and whether the owner remains in control of the commercial decision.
THE TLC DIFFERENCE
Your property manager should not be a forwarding service.
When an issue is reported, we establish what is actually happening, check relevant history, assess urgency and responsibility, and decide who genuinely needs to be involved.
Where work is proposed, we consider scope, cost and whether it solves the actual problem. We then give the owner a considered view rather than simply forwarding the correspondence.
A task is not complete because an email has been sent. It is complete when the issue has actually been dealt with.
IF YOU DECIDE TO MOVE
The transition should be orderly, not disruptive.
01
We establish the current position.
Tenancy status, rent, records, inspections, maintenance and anything already in progress.
02
We obtain the relevant records.
We work from the tenancy information and property documentation available from the current manager.
03
We introduce TLC to the tenant.
The tenant knows who is now responsible for management and where communication should go.
04
We take responsibility from there.
Existing issues are not ignored simply because they began under another manager.
START WITH THE CURRENT POSITION
Tell us the property and what prompted the question.
You do not need to prepare a case against your current manager. Give us the property address, the current management situation and what has made you question it. We will start from there.
We use these details to respond to your enquiry. Read our Privacy Policy.
